Unmatched in Zanzibar, Xanadu Villas & Retreat was conceived and crafted by her owners Eileen and Marcus out of a desire to breathe.
Six unique and beautifully designed villas surround a central pool and dining area engulfed by an oasis of tropical gardens and palm trees, just a few meters from the ocean. Xanadu can be taken exclusively but usually the villas are sold individually to couples wanting romance and privacy. Xanadu is sophisticated and doesn’t encourage young families.

Only in part. The retreat describes itself as sophisticated and does not encourage young families, and children must be five or above. The six villas are usually sold individually to couples wanting romance and privacy, though the whole property can be taken exclusively if you are travelling as a group.
What does the villa rate cover?
For two guests it takes in private return airport transfers, lunch, snacks and dinner on arrival day, accommodation, meals by the chef, and drinks from the all-inclusive menu of soft drinks, local beers, ciders, house spirits and house wines. A private butler, sea kayaking, snorkelling and SUP boarding from the beach, and laundry up to 5kg per guest daily are included.
How do rates change through the year?
Rates are quoted per villa. For 2025 to 2026 the Umande rate was US$895 from 1 September to 20 December and again from March to mid-June, US$1,075 from mid-June to the end of August and in January and February, and US$1,185 over the festive period.
